Fire Protection System Maintenance & Annual Maintenance Contracts (AMC)
Scheduled inspection, testing, and servicing that keeps your fire protection and fire alarm systems reliable and compliant all year, whatever brand they are.
A Fire System Only Helps If It Is Maintained
MAINTENANCE AND AMC AT SFFECO.
A fire protection system spends almost all of its life doing nothing. The only way to know it will work the day it is needed is to inspect, test, and maintain it on a fixed schedule. That is what an SFFECO Annual Maintenance Contract (AMC) provides.
An SFFECO maintenance agreement covers regular visits to your premises to check the working condition of every part of the system, from portable extinguishers and hose-reel cabinets to fire pumps, sprinkler and hydrant systems, foam and gas suppression, and fire detection and alarm. It applies to equipment of any brand, not only systems that SFFECO supplied, and because SFFECO is also a manufacturer, it maintains these systems against a true engineering baseline and with genuine or approved spare parts.
Maintenance Contracts
Choose the Contract That Fits Your Facility
SFFECO offers three maintenance agreements, so you can match the level of cover to your building, your budget, and your compliance timeline. All three deliver the same standards-based inspection, testing, and servicing, across every brand of equipment. They differ in duration and commitment.
Immediate Contract
A short-term, immediate-need agreement for facilities that require servicing or compliance cover right away. It suits systems that need to be brought back into working order quickly, buildings approaching a Civil Defense inspection or licence deadline, and situations where cover is needed at short notice or as a bridge while a longer agreement is arranged.
- Short-term or urgent servicing
- Quick route back to compliance
- Bridges to a longer contract
Annual Contract
The standard Annual Maintenance Contract (AMC): a twelve-month agreement of scheduled visits that inspect, test, and service the whole system on a calendar aligned with NFPA frequencies, with a documented report after every visit. It is the right choice for most buildings that want continuous, predictable compliance across the year.
- Scheduled visits to NFPA frequencies
- A documented report every visit
- Predictable, year-round compliance
Five-Year Contract
A long-term agreement that secures continuous cover for five years. It offers the best continuity and value for owners who want a single, stable maintenance partner across the system’s life, with the same scheduled visits and reporting sustained year after year and no need to re-tender annually.
- Five years of unbroken cover
- One stable maintenance partner
- No annual re-tendering
Maintenance Protects Compliance, Not Just Equipment
WHY A SCHEDULE MATTERS.
Fire equipment fails quietly. Pump batteries weaken, valves seize, foam concentrate ages, detector sensitivity drifts, and extinguisher pressure drops, none of it visible until the system is called on. Regular maintenance stops a compliant system from quietly becoming a non-compliant one.
Maintenance is also a requirement, not a choice. Inspection, testing, and maintenance frequencies are set by standards such as NFPA 25 for water-based systems, NFPA 10 for extinguishers, and NFPA 72 for detection and alarm, and the Saudi Civil Defense expects systems to be kept in continuous working order. An SFFECO AMC turns those obligations into a scheduled service with the documented records that prove compliance.
SFFECO delivers maintenance under an ISO 9001 quality management system certified by BRE Global Ltd., UK, with ISO 14001 and ISO 45001 supporting safe, responsible service work. Schedules align with recognised NFPA inspection, testing, and maintenance standards, and replacement parts are genuine or approved, listed components. Maintained systems stay aligned with both the standards they were commissioned to and Saudi Civil Defense expectations.
How SFFECO AMC Works?
A PLANNED, DOCUMENTED CYCLE.
- System assessment: survey the installed equipment, its condition and baseline, and the applicable inspection frequencies, whatever brand the equipment is.
- Maintenance schedule: build a calendar of weekly, monthly, quarterly, and annual tasks aligned with NFPA frequencies.
- Scheduled visits: attend on plan to inspect and test equipment and confirm working condition.
- Servicing and repairs: adjust, refill, repair, or replace components using genuine or approved spare parts.
- Performance testing: periodic functional and flow tests to confirm continued compliance.
- Reporting: issue inspection reports and compliance records after every visit, ready for Civil Defense review.
This keeps the system demonstrably ready all year, rather than relying on a reactive call-out after a fault appears.
What SFFECO Annual Maintenance Contracts Covers
EVERY PART OF THE SYSTEM.
- Fire pumps: routine running tests, battery and driver checks, and annual flow performance testing.
- Sprinkler and standpipe systems: valve, gauge, and main-drain checks, with fire valves serviced.
- Fire hydrant networks: inspection, flow checks, and accessibility.
- Fire extinguishers: inspection, servicing, recharging, and hydrostatic testing (NFPA 10).
- Foam and gas suppression systems: concentrate and agent checks, weighing, and discharge-readiness verification.
- Fire detection and alarm: device, panel, and battery testing (NFPA 72), for any manufacturer’s system.
- Fire cabinets, doors, and vehicles or trailer units: condition and function checks.

No. SFFECO maintains fire protection and fire alarm systems of any brand, regardless of the original supplier or installer, after an assessment to establish the system’s condition and the right schedule.
Yes. SFFECO services every major brand of firefighting equipment and fire alarm system, from pumps and suppression to detection and alarm panels, to the same NFPA-based standards, using genuine or approved parts.
Three: an Immediate Contract for short-term or urgent cover, an Annual Contract (the standard twelve-month AMC), and a Five-Year Contract for long-term continuity. All three deliver the same standards-based inspection, testing, and servicing.
Fire pumps, sprinkler and standpipe systems, hydrants and valves, extinguishers, foam and gas suppression systems, fire detection and alarm, and cabinets, doors, and fire vehicles.
Frequencies are set by standards such as NFPA 25 for water-based systems, NFPA 10 for extinguishers, and NFPA 72 for detection and alarm, and typically include weekly, monthly, quarterly, semi-annual, and annual tasks depending on the component.
Regular, documented maintenance is what shows a system is kept in continuous working order, which the Saudi Civil Defense expects. An SFFECO AMC provides the inspection reports and records that evidence it.
An Immediate Contract suits an urgent or short-term need, an Annual Contract suits most buildings that want continuous cover, and a Five-Year Contract suits owners who want long-term continuity and value. SFFECO can advise based on your building and compliance timeline.
After each visit, an inspection and test report covering equipment condition, work carried out, and recommendations, building a continuous compliance record.
Yes. Alongside scheduled preventive maintenance, SFFECO provides after-sales support, troubleshooting, and corrective repairs for faults found on site.
Yes. Scope and frequency are set by the equipment installed, the building’s risk profile, and the applicable standards, so coverage matches your facility rather than a generic template.
