Fire Protection System Testing & Commissioning

Documented proof that your fire protection system performs exactly as designed, before it is ever needed.

Proving the System Works

TESTING AND COMMISSIONING AT SFFECO

A fire protection system is only as good as its proven performance. Testing and commissioning verifies that an installed system delivers the flow, pressure, detection, and suppression response its design promised, and documents that proof for you and for the authorities. SFFECO tests equipment before and after installation, then runs each system to commission it, confirming that components work individually and together as one whole. Because SFFECO often designs, builds, and installs what it commissions, its engineers test against the original design intent rather than a generic checklist, which makes faults faster to find and fix before handover.

Why Commissioning Is the Stage You Cannot Skip

WHERE HIDDEN FAULTS GET CAUGHT.

Most fire-system failures trace back not to the design but to faults that should have been caught at commissioning: a pump that under-delivers, a valve left closed, a detection zone wired to the wrong output, or a release that does not trigger the right shutdowns. Commissioning exposes these in a controlled test instead of during a real fire.

SFFECO verifies performance against the governing standards, including NFPA 20 acceptance criteria for fire pumps, NFPA 13 for sprinklers, NFPA 72 for detection and alarm, and NFPA 2001 for clean-agent suppression, and confirms the cause-and-effect logic that links detection, alarm, suppression, and building systems. You receive a documented record of test results, certificates, and as-built confirmation for occupancy approval and for the life of the system.

Suppression Sytem Testing

SFFECO carries out testing and commissioning under an ISO 9001 quality management system certified by BRE Global Ltd., UK, with ISO 14001 and ISO 45001 supporting safe, controlled site work. Test methods follow recognised NFPA acceptance and inspection standards, and the equipment under test holds international approvals, including UL and FM Approvals, and conforms with SASO requirements. Certified processes and listed equipment together give the commissioning records real weight during Civil Defense review and handover.

How Testing and Commissioning Works

FROM PRE-CHECKS TO WITNESSED HANDOVER.

  1. Pre-commissioning checks: Verify installation completeness, pipework flushing, electrical terminations, and isolation before any live test.
  2. Component testing: Confirm individual devices, including pumps, valves, detectors, alarms, and suppression releases.
  3. Performance testing: Fire pump performance (flow against pressure), sprinkler and standpipe flow tests, and hydrant checks.
  4. Cause-and-effect testing: Prove that detection triggers the correct alarms, suppression, dampers, and shutdowns across the building.
  5. Witnessing and sign-off: Demonstrate the system to consultants and the Saudi Civil Defense for acceptance.
  6. Documentation and training: Issue test certificates and as-built records, and train the client’s team on the equipment.

What SFFECO Tests and Commissions Covers

EVERY SYSTEM, VERIFIED AGAINST ITS STANDARD.

Commissioning covers the full fire protection scope as one integrated system:

  • Fire pumps: performance and acceptance testing against the design curve (NFPA 20).
  • Sprinkler and standpipe systems: hydrostatic, flow, and main-drain tests, with fire valves verified.
  • Fire hydrant networks: flow and pressure verification.
  • Foam systems: proportioning and discharge testing (NFPA 11).
  • Gas suppression systems: room-integrity (enclosure) and discharge-logic verification (NFPA 2001).
  • Detection and alarm: device, zone, and cause-and-effect testing (NFPA 72).

Frequently
asked questions.

CP Mockup SFFECO 1

It is the process of verifying that an installed system delivers the flow, pressure, detection, and suppression response it was designed for, and documenting that proof for the client and the authorities before handover.

Fire pumps, sprinkler and standpipe systems, hydrant networks, foam systems, gas (clean-agent) suppression, and fire detection and alarm, both as individual components and as one integrated system.

The relevant NFPA standards, including NFPA 20 for fire pumps, NFPA 13 for sprinklers, NFPA 72 for detection and alarm, NFPA 2001 for clean-agent systems, and NFPA 11 for foam, along with Saudi Civil Defense requirements.

It proves that a detection signal triggers the correct sequence of responses, including alarms, suppression release, damper closure, and equipment shutdowns, confirming the system works as a coordinated whole.

Yes. SFFECO often commissions its own designed and installed systems, but its engineers can also test and commission existing or third-party-installed systems against the governing standards.

A verification that the pump delivers its rated flow and pressure across the operating range, typically at no-flow (churn), rated, and peak (150 percent) points, in line with NFPA 20 acceptance criteria.

Test results and certificates confirmed as-built records, and demonstration and training, so the records support occupancy approval and ongoing maintenance.

Yes. SFFECO prepares and demonstrates systems for witnessing and acceptance by consultants and the Saudi Civil Defense as part of handover.

It confirms equipment meets specification before it is fitted, catching defects early and reducing costly rework once components are installed.

Once accepted, the system should be kept in working order through a maintenance and annual maintenance contract, with periodic inspection and testing to NFPA 25.

High-occupancy and high-value environments such as airports, healthcare, hospitality, data centres, metro and transport, and industrial facilities, where documented life-safety performance is essential.
